Check-In/Check-Out
Check-In is 4:00 pm, unless property is available for an earlier check-in time.
Check-Out time is 10:00 am, unless property is available for a later check-out time.
Guest can request an Early Check-In or Late Check-Out time of 2 hours in the amount of $25.00 each. Contact North Country Vacation Rentals directly for Early Check-In or Late Check-Out for availability. Check-In and Check-Out procedures will be provided via your Cabin Guidebook.
Reservation Payment(s)
In order to reserve your preferred dates for the cabin, we require payment of one half of the balance due and the Administrative Processing Fee at the time of booking. This first payment is binding and will remain in a Wisconsin state-required Trust Account until your arrival. The remaining balance of the total amount due will be automatically charged to the credit card of record 30 days prior to your arrival. If your reservation date is less than 30 days prior to your booking date, the entire amount of the reservation is required at the time of booking.
Cancellation and Refund Policy
Cancellations 60 days prior to Arrival Date will receive 100% of the amount paid minus the Administrative Processing Fee.
Cancellation between 60 and 30 day prior to Arrival Date will receive 50% of the amount paid minus the Administrative Processing Fee.
No refund will be allowed for any reservation canceled less than 30 days prior to Arrival Date.
Text Messaging (SMS/MMS) Communications
By providing your mobile phone number and opting in, you consent to receiving recurring marketing, transactional, and informational text messages (SMS and MMS) from North Country Vacation Rentals including updates, alerts, order notifications, promotional messages, and customer service communications. Message frequency may vary. Standard message and data rates may apply, depending on your mobile carrier plan. We will not sell or share your personal information with a third-party vendor. Your consent to receive text messages is not a condition of purchase. You acknowledge that text messages may be sent using an automatic telephone dialing system or other technology. You can opt out of receiving text messages at any time by replying "STOP" to any message you receive. For help, reply "HELP" or contact us at 715-798-2252.
Administrative Processing Fee
North Country Vacation Rentals charges a 5.5% Administrative Processing fee.
In the event the reservation is canceled, the Administrative Processing Fee is nonrefundable.
Travel Insurance
North Country Vacation Rentals offers two types of travel insurance to our guests. Travel Insurance provides coverage for personal risks and expenses incidental to your planned travel and monies paid. Guests opting not to purchase travel insurance should be aware that the above Cancellation and Refund Policy will be strictly followed. Accidental Damage Waiver
Every guest reservation is required to include an Accidental Damage Waiver of $29.00. This waiver will cover accidental damages to the unit during a stay up to $500.00. If the damage to the property exceeds $500.00, the guest is responsible for the balance and the pre-authorized credit card we have on file will be charged. All damages must be reported to North Country Vacation Rentals by each Guest immediately in order for the waiver to cover the damage. This Damage Waiver does NOT cover intentional damage, theft, or excessive cleaning, or any damage or flea infestation caused by a pet. Please do not hesitate to report an accident as this waiver is in place to protect the property, the Guest and encourages Guests to work with the North Country Vacation Rentals.
Damages
Any damage found upon arrival needs to be reported to the office at 715-798-2252 by 8 a.m. the day after arrival so Guests are not charged for damage you did not create. Guests will be responsible for any damages or theft thereafter. Accidents causing damage need to be reported upon occurrence by calling 715-798-2252.
Credit Card Charges
North Country Vacation Rentals is authorized to use the credit card on file in the event of damage, or professional house cleaning services for cleanup beyond what is reasonable and normal.
Use of Cabin
All renters are expected to leave the property in the same condition or as good condition with respect to the structure, furniture, antiques, and surrounding property, with reasonable wear and tear expected. This is a basic requirement to assure future rentals with North Country Vacation Rentals. Guests are financially responsible for any intentionally missing items or damage to the property made by himself/herself, his/her family, their guests, or pets during his/her stay. All items must remain inside the cabin in which they were found. Blankets and indoor furniture are not allowed outside. Renters are not allowed to move property (such as kitchen items, porch furniture, etc.). If the property is left in an excessively unkempt state after Guest departure, the Property Manager reserves the right to charge up to $500.00 in additional cleaning fees on the credit card on file.
Locked areas such as the owner's personal storage areas are exempt from this lease and are off-limits to renters. Entry into these areas is prohibited.
Pet Policy
Pets are only allowed in/at Pet-Friendly properties with pre-approval. A maximum of two (2) pets are allowed at a Pet-Friendly property. If pets are allowed at the rental property, a $25.00 per day per pet fee will be assessed at the time of booking the reservation. The Pet Fee is subject to booking fee, state, county and local taxes. The Guest will be responsible for the cleanup and proper disposal of pet waste. The Guest will be responsible for any damage and/or extra cleaning costs. The Property Manager shall assess any extra charges to the Guest. If a pet has not had prior approval and evidence of a pet is apparent, a pet fee of $300.00 will be charged to the Guest's credit card on file.
Cause for Eviction
- No subleasing of the property during your stay is allowed. The person making the reservation and acknowledging these Terms and Conditions must be present during the entire rental period and must be the responsible person in charge. No one else will be given access, and failure for this person to appear will result in the immediate eviction of all members of the party.
- The property shall not be used for any commercial purposes or for any activity or purpose that is in violation of any regulation or against the law. No under-age drinking or illegal drug usage will be accepted or tolerated. Any group whose behavior creates disruption or interferes with their neighbor's peaceful enjoyment of their property will not be allowed to stay and no refund of monies will be made.
- Pets are allowed only in Pet Approved Cabins with preapproval. A pet fee of $25.00 per pet per night is assessed and must be paid before the Arrival Date. The pet owner is responsible for cleaning up after pet and any damages. If a pet has not had prior approval and evidence of a pet is apparent, a pet fee of $300.00 will be charged. A fee of $500.00 will be charged for evidence of a pet on/at a Non-Pet Property and pet will need to be removed.
- All cabins are non-smoking. A cleaning fee of $500.00 will be charged for evidence of smoking/vaping inside of a cabin.
- No RV's, campers, motor homes or tents are permitted on the rental property. This is a county regulation and non-negotiable.
- Guests are not permitted to have open fires on the lawn or beach. Contained fire rings are permitted. Fire wood is not provided.
- Fireworks are NOT allowed on Rental Property.
- Any violation of the rules stated above may result in eviction with loss of any monies paid.
Acts of God
In the event that an evacuation is ordered due to acts of God including but not limited to, tornadoes, floods, snowstorms, etc., the rent for such time will be pro-rated and refunded. Should one of these occur prior to the check-in date and leave the rental property unsafe, a full refund of all monies paid will be given. In the event there is a power outage due to a storm there will be no refunds. If there is a lack of snow for winter activities, no refunds will be given.
Cabin Unavailability
Cabins for Rent through North Country Vacation Rentals are owned by individual owners. There are some cabins that are listed For Sale. North Country Vacation Rentals has contracts with all current cabin owners and under contract to honor all reservations for 90 days in the event of sale or removal from the rental pool. If an owner decides not to honor the rental contract or cabin is foreclosed/faces short sale there is a chance that the reserved cabin may not be available. In this event, North Country Vacation Rentals will work with you to move you to a comparable cabin. If there is not a comparable cabin available, you will be refunded all the monies paid.
By providing North Country Vacation Rentals with the first payment requested, you have agreed that you are aware of the notice above and agree that you cannot hold North Country Vacation Rentals or any cabin owner liable for damages in the event that your cabin is no longer in the rental pool and unavailable.
Housekeeping
The rental property has been professionally cleaned prior to arrival. There are no daily housekeeping or linen services. Kitchen, bath and swim towels are NOT provided. North Country Vacation Rental will provide mattress pads, sheets, pillows with cases and a light blanket. If the reservation is longer than 16 days, a Mid Stay Clean & Linen Refresh fee will be assessed. North Country Rentals will contact the Guest and arrange the date and time of the Mid Stay Clean & Linen Refresh. An additional Mid Stay Clean & Linen Refresh can be arranged, and the fee is payable by the Guest.
Maintenance
North Country Vacation Rentals cannot guarantee against mechanical failure of heating, air conditioning, TVs, satellite receivers, VCR/DVD’s, internet access or other appliances. North Country Vacation Rentals will make every reasonable effort to arrange for repairs quickly and efficiently or move Guest(s) to a different property if possible. Should a repair person make a call to a unit and find that the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for service will be the Guest(s) responsibility. No refunds or rent reductions will be made due to the failure of appliances or equipment. Authorized employees or repairmen may enter the premises during business hours for purposes connected with repair, care or maintenance of the rental unit. We will do our best to have any repairs done quickly; however, NO discounts or refunds will be given for equipment or appliance failure. North Country Vacation Rentals offers rental homes “as is”. Items in the home may not be exactly as seen on websites or print materials.
Renters and Guests
By checking the box at the time of reservation, Guest indicates having read and accepted this Guest Rental Property Agreement / Guest Rental Terms and Conditions for the Guest for his/herself & his/her guests, agree to indemnify and save North Country Vacation Rentals and the property Owner of this vacation/rental home, free and harmless of any and all liability from all injuries, losses and damages arising from, related to or in connection with the rental and use of this vacation/rental home. Should suit be brought to enforce or interpret any part of this Agreement, the prevailing party shall be entitled to recover, as an element of the costs of suit and not as damages, reasonable attorneys’ fees to be fixed by the court (including costs, expenses and fees on any appeal). The prevailing party shall be entitled to recover its costs of suit, regardless of whether such suit proceeds to final judgment.
A Cabin specific Guidebook will be provided prior to Check-In.
